Monte Gibbs

How can Professional Property Management help you with your properties? The following are questions to one of our long-time clients, Monte Gibbs.

Q. How long have you worked with PPM?
A. I have known and worked with PPM services since 1977.

Q. Why did you choose PPM?
A. My parents Earl and Mickey Gibbs started to acquire rental properties in the early 1970's. After my father died, my mother turned to PPM for advise and management of her properties. PPM not only managed her apartments, but was also her financial advisor. She was able to purchase more rental properties and her real estate portfolio grew. After my mother died in 1995, PPM has continued to manage the properties for my two sisters and I.

Q. How many units does PPM manage for you?
A. PPM currently manages six buildings with twenty apartments for the Gibbs family.

Q. How do they handle the properties and the rent?
A. On an annual basis, Cindy Jorgensen, (vice president), and Gary Denner, (property manager) do a walk through of each apartment with the owners. Their monthly P & L statement is detailed with rents and expenses. Our rents are reviewed and adjusted annually. I feel our rents are very current for the Ames market.

Q. How do they deal with your concerns?
A. Mae Saunders (PPM controller) in the accounting department can always answer any question I have. Whether you go to the PPM office or call on the phone, their staff is always efficient, friendly and can answer your questions.

Q. How is the maintenance?
A. Their maintenance department responds quickly and professionally to a tenant's maintenance problem or concern. PPM has been construction manager for remodeling and updating 10 kitchens in one building. This project greatly increased the value of the building, plus the tenants are very pleased with a new modern kitchen.

Q. Building appearance?
A. PPM is very concerned about the street appearance of our properties. The lawn, trees and shrubs are well maintained. The grass is professionally fertilized. Our tenants are proud to call their apartment home. Several of our properties have added flowers and new landscaping at the front door.

Q. Lastly, how they handle vacancies?
A. There are more apartments in Ames with "for rent" signs in the front yard. PPM has kept our buildings always rented 100%. If you are a building owner, from a duplex to a multi-unit complex, the Gibbs family would give PPM our highest vote of confidence and we are a very satisfied customer.
